How is the real estate market? Inventory is down. On broker’s tour last week, I visitedseveral properties that had been open Sunday and werealready in contract by Tuesday. The good ones that are pricedright are selling quickly. The homes that are overpricedor without parking or those with brick foundations, views ofparking lots, and other faults are sitting. Remember: Sellers need to set their price based on the market value, rather than what their net might be.

Renovate or Move? Are you thinking about staying in your home and remodeling? Or moving to another house that is “done.” I would be glad to give you an opinion of what I think your house would sell for and send you to some homes that are in your price range.

Personal Note  I am a regular on Comcast Ch. 11’s OUT Spoken TV show every few weeks talking about business in the Castro and Upper Market neighborhood. Financing Tip  Many people focus on the interest rates and forget they can “buy down” their rate to get a lower payment. One bargaining tool is to get the seller to buy down your rate. This is creative and written into the purchase contract. The result is lower monthly payments. Call me to discuss this strategy. I just closed loans in Denver and San Diego. If you or a friend are buying anywhere on the West Coast, I can do your loan or refinance. You can sign the loan documents here or in the other location. I have opened up my own business in the Coldwell Banker office at 2355 Market St (near Castro Street). Here is my new contact information:  janiscallon@princetoncap.com www.princetoncap.com/janiscallon         .               Janis Callon, Princeton Capital, (415) 990-6688
