When I discovered I would be moving back to the Bay Area last spring, I asked friends for realtor recommendations.  My friend John recommended Katharine saying he thought she would be "fun to work with."  Not only is Katharine is fun, but she is also very dedicated and hard working!  In the space of only a few weeks in the super-heated San Francisco "starter" home market, Katharine made endless time for me to view condos with her on Sundays as well as Tuesday realtor showings.  I think I viewed more than 25 properties in my target zone with her on a few days.  Her knowledge of the market was a great asset as I weighed options of putting offers on properties, and what would be received as a winning offer.   I was pretty intent on living in the center of the City upon my return to San Francisco--the Castro, Cole Valley, or maybe Hayes Valley.  Katharine broadened my view of the City and also showed me nice places in the North Waterfront, South of Market and South Beach that provided a better value for me, and could also allow me to walk to work for the first time in my career, an urban dream! Last July, after a month of viewing properties, I put an offer on a 14-year old South of Market condo and was "fortunate" to be one of the four highest offers out of the 13 received.  Katharine informed me the seller wanted even more money in addition to the $65K I offered over asking, and her knowledge of the state of the market was key in my deciding that this condo was not my future home—she was correct in predicting what the eventual sale price would be, and it was simply more than I was willing (and prepared) to spend. Not only was Katharine informing me of the state and flux of the market through her daily emails to me about new listings, she was also aware of new developments which were being readied for sale.  One of these developments sounded perfect for me--a new building at Second and Townsend--near work and the ballpark in the quickly developingSouth Beach neighborhood.  At Katharine's urging, I pre-qualified with the development and was prepared for their first release last July.  While I was expecting a lot of interest in the property, I wasn't quite prepared for what happened the day before the initial "first come, first served" release.  By noon the day before the first units were to go on sale (based only on plans, since the building was far from finished), 25 people had already lined up, camped out in front of the sales office!  I dropped everything and waited in line.  My friend Rey was nice enough to join me for the wait.  Later that afternoon, Katharine rode by on her bicycle, like a two-wheeled angel, with sleeping bags and wine to comfort our wait throughout the night!   I was fortunate enough to select a one bedroom unit, and Katharine was patient and professional through what ended up being a six-month process of escrow, upgrade selections, mortgage issues, closing and finally, moving day!  I have been a resident now for two months and am very pleased indeed with my home and the invaluable and caring, personalized assistance Katharine provided at every step of the way! -Bill Bir
